A New Jazz Club Just Opened in Durham

Nish has a background in venture capital, which really came in handy when she started her real estate investment and general contracting companies. A lot of people, myself included, see real estate investment as a risky business – but Nish saw the potential for large deals as exciting. In fact, her first deal was a mind-blowing $2.5 million. Despite facing initial skepticism and competition from other potential buyers, she continuously reached out to the owners, expressing her confidence and determination to make the project a reality.

Buying the building is only part of the equation. Nish wants to “buy it and build it.” By intentionally creating spaces where local businesses can thrive, she contributes to the economic growth and revitalization of the downtown area. One of her notable projects is the redevelopment of 310 East Main Street. This historic renovation project involved fully gutting an existing building and creating a brand-new layout. Nish's intentional approach to selecting tenants for this project resulted in four women-owned businesses occupying the building. You may recognize one business, Missy Lane’s Assembly Room, a jazz club owned by Cicely Mitchell who is one of the founders of Art of Cool Festival (previously a soul and R&B festival that took place in Durham).

With an average of 129.3 million viewers, it becomes the most-watched performance ever (according to Front Office Sports). In addition to dropping new music, announcing a new tour, ending his Vegas residency on a high note, a Hulu special about his journey to performing at the Super Bowl, and appearing on Club Shay Shay (whew, that just sounds like a lot), here are a few other notable things he did to market his Super Bowl appearance ahead of the big game.
Medium CEO on tech and journalism
Medium has a new CEO and a new path to profitability. Tony Stubblebine took over as CEO in 2022 the company is expected to show a profit this year. In this interview, Stubblebine shares how Medium turned itself around, what he thinks of the media layoffs, and whether AI-generated content (which is becoming increasingly prevalent on the platform) is any good. He really seems to understand and listen to authors and their needs, and a desire to lead the platform with integrity. This newsletter actually started as me posting on Medium, but I wanted more control over my audience and email list, as well as more features for videos and podcasts that I wanted to share. I still believe that Medium is shaping up to be a great platform for writers.

NPR and Edison Research published their Spoken Word Audio Report, a name that helps make the distinction from music audio research. A nugget that I found incredibly interesting and representative of the shift of audio listeners – For the first time ever, the mobile device is the primary way people listen to Spoken Word.
